East River

East River is a master planned RiverWILD community located in Smithfield, NC. This 55 acre community provides much needed  workforce housing to meet the demand   of new growth in Johnston County, which is the fastest growing county in NC.  

Our team went to the drawing board beginning with the end in mind: create spaces that the future of Johnston County would want to call “home.” We designed the development with seven phases totaling 293 residential units, consisting of a mixture of townhomes, single-family homes, and triplexes. We also created a centralized park with walking trails, a playground, a dog park, a pavilion, and an open lawn.  The community is also connected through a series of greenway trails that woven through the community. 

Due to the size of the community, construction had many obstacles to overcome, including supply chain challenges, market volatility, and weather. We also installed a pump station… 

The first three phases of the development are now sold out, with our construction division turning the remaining phases over to our home division for construction. We anticipate project build-out in late 2023.
